A recent study by Zillow says that May could be the best time to get your home on the market.
In 20 of the 25 metro areas studied, homes listed anywhere between May 1 and May 15 sold nine days faster and for up to 1 percent more than the asking price.

Moreover, Zillow’s research revealed the best day to place a home on the market is Saturday — listings that appear on Zillow on a Saturday will enjoy 20 percent more views than a Monday or Tuesday launch date.
Friday comes in a close second with 14 percent more views than a launch day of Monday or Tuesday.

Sellers in Texas, California, and Florida have more leeway in when to list their home due to warmer weather patterns. Also, sellers who live in areas without distinct seasonal weather tend to have little variation in sales price based on the month. One of the reasons you and I live in the beautiful Western NC mountains is our 4 distinct seasons that are all somewhat mild, comparatively speaking.
The above information goes against conventional wisdom. Most Real Estate agents believe that listing a home on the weekend would result in less agents seeing their listing on the "Hot Sheet". That's the daily email received by all agents concerning the new listings and price reductions. It's good to have studies such as this because it shows us what the actual consumer behavior online is, rather than what agents do. But then again, many Real Estate agents still rely on print marketing, so is it any wonder they think the Hot Sheet plays an importance with home sellers seeing your home?
Unfortunately, Zillow didn't include Western NC specifically in this study, most likely because our market is smaller than the major metro areas. I do believe this is valuable information for Western NC home sellers to consider.
